Structural damage that they have no intention of fixing is a DEFINITE breach of contract. Specially things as dangerous as water dripping into electrical equipment.

Write a letter explaining the problems and quote what the contract says - "You may terminate this agreement any time if the facilities or the services we provide fall below the standard that you reasonably expect us to provide", that'll show you've done your homework and they'll know they can't fuck you around. Tell them that you would like to end your contract with them as they have broken it through lack of maintenance and respect for safety and you no longer trust their services.
