I am actually in Grade 12 in highschool, not planning on going to college.
But I am a mild schizo, so I am more like 3-6 grade 12 students.

Urban areas suffer from what I call, the "compressed membrane" effect, we all have a membrane through which people have to travel in order for people to be a friend, or for you to share stuff with them. This is a physical thing, in cities, you get this compressed membrane, and therefore it is denser, like a stack of paper, nothing really gets through, you don't let many people in, unless they are special in some way.
In rural areas, this membrane is stretched out, meaning that if someone does come over and say hi, then you can count on being able to be friends, simply because there are so few people in an area, that you need to stick together. And therefore you know eachothers business, etc.

In the city, it isn't unusual to see people coming and going from a single place, there are so many people, why should you care, that membrane is thick.
In the country, it is rarer to see someone doing odd things, because there are so few people, that you feel inclined to find out what is going on with that person, why they are different.

Do you understand?

Given how easy it is to hide a plant or two, and how little is needed from a decent plant to get any effect, it would be nearly impossible to realistically crack-down on grow-ops.
The only reason tobacco is grown on farms is because it takes the entire plant is used, and takes a while to grow, whereas pot plants (I honestly don't know if we should be calling the plant cannabis, marijuana or some other name) grow fast, grow easily, and you get a lot of return. In the span of 6 months, you can grow a large enough plant that you have the seeds for the net crop (of the same size) plus personal use, PLUS enough to sell in order to cover the cost of electricity, uv lights, fertilizer, other equipment and make a profit.
The only reason they don't legalize it already, in my opinion, is because so many would grow it themselves, that they would lose money due to the lack of fines, and the people growing it from home.

One last question. Although I can see the scenario you describe being completely accurate in more rural areas, wouldn't it be much harder to grow your own weed without being caught in an urban area, where it is much harder to avoid prying eyes and where the majority of marajuana sales would likely occur?

But those go hand in hand.
Really, if they legalized it, people would just grow it out of their house and deal it the same as now, meaning that the taxation thing would be moot, unless of course they made it illegal to grow it, which it already is, and that doesn't stop many people.
Honestly, I think it should only be legalized for medicinal purposes, to help people dealing with chemo, anxiety, arthritis, etc.
And treat it like alcohol if they make it completely legal, no smoking in public, unless in a licensed facility, no underage smokers, unless they have a prescription, and have fines for people who operate motor vehicles while under the influence.

I think that if the government were to attempt to make the transition from weed being illegal to it being legal, they would also try to crack down on home-growing it as part of regulation, since there would be no point to legalizing it otherwise. Also, I think that as corporations started to take control of the marajuana industry, it would become much easier to purchase weed from one of them, and most of the consumer market would turn away from home-growers due to the likely illegality of purchasing from them. Home-growers would become comprable to moonshiners, only controlling a small part of the market in areas where regulation is less strict.

Of course, this is all purely hypothetical.
