I remember when it came out around Christmas in 2004. it was a game that was real ahead of its time in so many ways compared to other games that year, and not just for the FPS genre but across the board. Its arguable that this game was far more ground breaking in more ways than the first Half Life. They were making games with the half life engine up until a couple years ago, no other engine can claim that.

That's the thing. They have more to lose than to win if they did release hl3. They're sitting comfortable with the profits of selling other companies games and are afraid of the lashout they'd get if hl3 was anything less than perfect (see duke nukem). Also the market for half life games isn't nearly that significant.
